Service 01
Architectural Planning
Feasibility through construction documents, drawn by people who have watched these buildings get built and know where the drawings usually fail.
What you get
A permit-ready set, coordinated and buildable.
Hospitality plans fail in the same places every time. Back of house gets squeezed to protect key count, service routes cross guest routes, and a stair that worked in schematic loses its head height once the structure is real. We plan around those pressure points from the first sketch instead of discovering them in permitting.
Work begins with a test fit and a yield study, so an owner knows what a site actually holds before spending on a full design. From there we carry the project through schematic design, design development and construction documents, coordinating structure, envelope and MEP as we go rather than at the end.
Every set we issue is drawn to be built from. Wall types are real, dimensions close, and details resolve at the scale a trade needs to price and fabricate them.
Deliverables
Exactly what leaves the studio.
Scope is agreed line by line before work starts, so there is never a question about what was included.
- Feasibility and test fit
- Site capacity, key count or unit yield, circulation logic, code path
- Schematic design
- Plans, sections, elevations and massing that establish the architectural idea
- Design development
- Resolved plans with structure, envelope and systems coordinated
- Construction documents
- Permit-ready drawing set with schedules, details and specifications
- Code and zoning review
- Egress, occupancy, accessibility and jurisdictional requirements
- Construction administration
- Submittal and RFI review, site observation, punch support
Sequence
How the work runs.
Four stages, each with something reviewable at the end of it.
01
Feasibility
What the site holds, what it costs to test, whether the deal works
02
Schematic
The architectural idea, fixed in plan and section
03
Development
Systems coordinated, materials selected, details resolved
04
Documentation
The set a contractor prices and a jurisdiction permits
